The Short-Term Rental Accommodation (STRA) Register is an initiative of the Western Australian (WA) Government through the
Short-Term Rental Accommodation Act 2024. The STRA register will allow the state government to obtain a better understanding of the STRA sector in Western Australia. If you operate an STRA you will need to register your property.
What is considered STRA?
STRA means a residential premises provided on a commercial basis, such as Airbnb, for occupation to the same person, or persons for no more than three months in a 12 month period.
Examples of STRA can be seen below:
- Granny flats (ancillary Dwellings)
- Townhouses, units, dwellings
- Bed and breakfasts
- Individually managed premises
STRA does not include:
- Caravan parks and residential parks.
- Hotels (including apartment hotels) and motels
- Premises used exclusively for workforce and student accommodation
- Premises used exclusively for crisis accommodation
When do I need to Register?
The STRA register will be open from 1 July 2024 as an opt in transition period, until the 1 January 2025 from when it will be mandatory for all STRA providers to register. The initial registration fee with be around $250 and to renew each year will be approximately $100. If you register in July, August or September 2024 you will not be required to pay the initial registration fee.
